Water softener service. The customer's water softener has not worked for 10 years, and the whole hose filter had a crack in it and was spraying water. The customer wanted to eliminate the softener altogether, so I cut out the softener and capped both ends. The softener had a bypass built in, so I was able to restore water to the home.
Church boiler repair. Finished service of steam boiler, replaced sight glass gaskets, washers, and nuts. Started and tested the boiler for the season.
The outside lawn faucet is leaking. No access in the finished basement to replace because the faucet is buried behind the end floor joist and covered by finished framing on the outside wall. I installed a rebuild kit on the Zurn outside lawn faucet instead of replacing it.
Replaced a 50-gallon water heater with an energy-efficient Bradford White water heater. Tested for safe operation. Cleaned up and removed the old water heater.
Furnace tune-up and safety inspection. Cleaned and serviced furnace. Tested all mechanical components. Cleaned all sensors. Cleaned the condensation trap and all hoses. Replaced the humidifier pad filter that the customer provided. The system is clean, heating, and operating properly at this time. Customer renewed VIP maintenance program.
Commercial water heater maintenance. Pulled and cut anode rod on a 20 20-gallon Bradford White water heater in the mop basin closet on the shelf. Chlorinated and flushed the system for 40 minutes. The smell of sulfur and chlorination is gone at this time. Attempted to pull another rod from 10 10-gallon electric Bradford white water heater, including disconnecting the coffee shop, but it was already pulled out, and a nipple was used in place of the anode rod nipple. Also pulled the plug where the anode rod was marked on the heater, and it was not in place on the plug. It could have possibly been cut off prior to my arrival. The heater has no anode rod and did not have one prior to my arrival. Rick would like an estimate to install electric anode rods on both heaters I serviced today. Something in writing to submit.
Furnace tune-up and safety inspection. Cleaned and serviced furnace. Tested all mechanical components. Cleaned all sensors. Cleaned all pressure switch hoses. Tested gas valve and inlet/outlet pressures. Tested blower motor amperage and capacity. The system is clean, heating, and operating properly at this time. Replaced the furnace filter that the customer provided. Performed free inspections. Customer renewed VIP maintenance program.
After diagnostic. On north unit found thermostat not lighting up at all and not sending signal to unit. Replaced thermostat and reran NEW thermostat wire. Performed clean and check. System is heating and operating properly at this time. On south unit after diagnostic, found units high limit switch was popping due to fan/blower motor not engaging. Motor would partially spin freely. Motor is seized up. Will be ordering new motor. Will need to return to install new fan motor. Cleaned and serviced up stairs furnace. Tested all mechanical components. Found HSI and f.s very corroded and replaced items. Also found blower motor cap below acceptable range. Found humidifier pad filter extremely calcified and replaced as well. Replaced furnace filter that company supplied. All items before are in pictures. System is clean, heating, and operating properly at this time. 9/23/25 B.E- installed new fan motor on shop heater. Tested. System is heating and operating properly at this time.
Furnace tune-up and safety inspection. Cleaned and serviced the furnace according to the plan. Last visit to the plan. Tested all mechanical components. Cleaned all sensors. Cleaned/washed out the condensation trap and all hoses. Cleaned all pressure switch hoses. Tested gas valve and inlet/outlet pressures. The furnace filter was just changed. Gave customer estimates for new water softener and humidifier. The system is clean, heating, and operating properly at this time. Customer renewed maintenance program. She will have both VIP visits for the 2026 season prepaid. Performed a free plumbing inspection.
Church boiler repair. No heat on the steam boiler. Had to troubleshoot the entire wiring control system. The boiler was not powered up. Located the problem at the outside air damper motor end switch. The motor was opening and closing, but the end switch was not closing, which was holding the boiler out. Wired around the end switch, and the boiler is now working. Cycled the boiler multiple times, and all controls are working. The boiler operator is set at 2.5 to 6 psi. Replace the outside damper motor. Started the service boiler for the season, the feed water line is rusted out and leaking. Cut out the piping and replace the pipe. Finished the boiler start-up.
Indoor air quality service. Replaced bulb on UV lite in the furnace. A UV light uses ultraviolet-C (UVC) radiation to prevent the growth of microorganisms like bacteria, mold, and viruses on HVAC system surfaces, such as evaporator coils and drain pans, making the system more efficient and improving indoor air quality.
Commercial piping repair. Used a camera on the piping where water was coming through the floor. I suspect water is leaking from a storm drain. Dave will talk to Abe to figure out where we go from here.
Furnace tune-up nd safety inspection. Cleaned and serviced the furnace. Tested all mechanical components. Cleaned all sensors. Tested gas valve and inlet/outlet pressures. Checked blower motor amperage and capacity. Cleaned the exhaust pipe out. Changed the furnace filter that the customer provided. The system is clean, heating, and operating properly at this time. This is the first visit on the current VIP service plan. Performed free plumbing inspections.
Furnace tune-up nd safety inspection. Cleaned and serviced furnace. Tested all mechanical components. The system is working adequately. Found the system having a lot of flame rollout on startup. Writing customer estimates for a new furnace. The existing furnace is from 1998. Took pictures of the cabinet showing flames in heat mode.
AC repair. Found water underneath and all around the furnace area. After inspection, found clogged drain line. Removed and reinstalled the new drain from the coil to the drain on the floor. Cleaned up all the water in the area. Replaced the furnace filter that the customer provided. System is clean, cooling, and operating /draining properly at this time.
